WOOD's Estate Agents and Auctioneers are "delighted" to have sold two properties as a result of auction.

Sold prior to the event under the new Auction+ (Plus) rules, which require a deposit of £3,500 and completion within 42 days, was 8, Wood Cottages at Cummings Cross in Liverton, near Newton Abbot.

This extensively modernised end-of-terrace house on the edge of open countryside has double glazing, central heating and a relatively new roof as well as an entrance hall, family room, living room, inner hall, bathroom, kitchen and breakfast room, study, two bedrooms, an attic room, a courtyard garden and parking.

As a result of marketing the forthcoming auction, a number of viewings took place and a sale was agreed prior to the event at a price of £133,000 against a guide price of £125,000 to £135,000.

More than 40 viewings on the second property took place prior to the event, which saw about 20 interested parties in the room.

With a guide price of £120,000, 11, Denbury Road in Newton Abbot was sold under the hammer under the traditional auction rules, at £135,000 – 12.5 per cent and £15,000 over the guide price.

The semi-detached bungalow, which sits in a good-sized plot with a garage, is in need of modernisation and repair and includes a hallway, two reception rooms, a kitchen, bathroom, two bedrooms and lean-to sun room as well as a summerhouse and brick-built garden shed.

Richard Worrall, auctioneer, said: "We were thrilled with the amount of interest both prior to the sale and in the room itself. The vendors of both properties are delighted with not only the prices achieved but also the fact they can be confident in completion within a set timeframe. The house in Cummings Cross is ready for the new owners to move into and the winning bidder of the bungalow is looking forward to starting his new project."
