Park extension eases lack of modern units
A shortage of modern industrial stock in Exeter is being eased by the immediate availability of new design and build trade, distribution and industrial buildings on an expanding business park.
Freehold and leasehold premises are being offered at Hill Barton Business Park, where work is currently underway on the first phase of a 20 acre extension project.
The park occupies a strategic location off the A3052 Exeter to Sidmouth Road, two miles to the east of Junction 30 of the M5 motorway.
Developers are presently constructing a new £4.5 million, 70,000 sq ft distribution warehouse for Kandy Toys.
Other new industrial and distribution properties can to tailored to the requirements of occupiers, measuring from 10,000 to 100,000 sq ft.
Hill Barton also offers a range of existing buildings, including a 9,610 sq ft mid terrace industrial/warehouse building with parking and a 42,283 sq ft end of terrace unit with a concrete surfaced yard and parking.
In addition, there is a secure open yard of 20,000 sq ft and a 28,000 sq ft open storage yard area, both with water and electricity available.
Alder King property consultants have been instructed by A E Stuart & Sons and Midas Developments to market the premises.
Lee Southan, from Alder King's Exeter office, comments: "With no speculative new-build development over the last four years and the current lack of modern industrial stock in Exeter, Hill Barton provides an option to have new bespoke premises tailored to fit owner occupier or tenants' requirements."
